Checked October 2026. Census figures are American Community Survey 5-year estimates, 2020–2024, except population. Drive times are light-traffic estimates; weekday rush hours take longer. Taxes, utilities, and school assignment depend on the exact address, so confirm them before you sign.

Why put it on your list?

Chelsea’s population grew about 17% from 2020 to 2025, according to Census estimates. Fast growth usually means many recent builds, so expect HOA rules, builder warranties, and construction nearby to be part of the house hunt.

Almost every trip to Birmingham, UAB, or the airport runs along US-280, and Google Maps put each one at a little over half an hour in light Saturday traffic. Drive it on a weekday morning before you decide; the Census average commute here is over 33 minutes, longer than Hoover’s or Trussville’s.

Ask builders and sellers about drainage, lot grading, and what is planned on the empty land nearby. A new house can still come with a changing view and more traffic within a few years.

County schools, city parks, and a 10% sales tax.

Chelsea does not run its own school system. Its schools, including Chelsea Middle and Chelsea High, are part of Shelby County Schools ↗, so check the county’s zoning for each address you tour.

The city’s parks list includes Melrose Park with the Chelsea Splash Pad, Archery Park, and the Highway 39 softball fields (City of Chelsea parks and recreation ↗). Groceries cluster near US-280, with a Publix at Chelsea Crossroads.

Sales tax is 10%: 4% state, 1% Shelby County, and 5% city (Alabama Department of Revenue local tax rate file ↗). Shelby County’s share is half of Jefferson County’s, but Chelsea’s city rate is 5%, so the total matches Birmingham’s 10%.

Verify the address before deciding.

Current inventory, taxes, insurance, zoning, schools, utilities, inspection findings, and commute times belong to the exact property and your actual routine.
